Expansion of existing building with revised streetscape elements

11/17 Downtown Flats Design Review Advisory Committee comments/recommendations:

·         Both the Committee and Staff support the renovations

·         The success of events at the proposed terrace will rely on a canopy/shelter; some renderings include a canopy, some do not

·         Create a better connection to the sidewalk from the proposed amenity space at the corner of Ontario and St Clair

·         Explore additional design features at the proposed greenspace at Ontario and Hotel Loading Zone

·         Consider how design elements can be used to better lead visitors to the entrance of the building, as well as outdoor amenity spaces and the Mall

·         Consider how visitors in the Ballroom can have direct access to outdoor amenity spaces

As a follow up from the PETBOT conversation:

·         Staff asks that the verbal presentation include a brief description of how equipment will be loaded/unloaded along Ontario

·         Coordination and confirmation from RTA on relocating the shelter and bus stop is needed; please also provide the dimension between the building addition and relocated shelter
